In an economy where homes are in short supply, materials and overall supply chains are problematic, and labor shortages continue to plague the construction industry, we have decided to build homes differently. By bringing the custom home building process inside a climate-controlled facility, we are able to streamline costs and timeline, while providing a superior product. From an educational point of view, let’s review the state of the industry together:

Benefits of Modular Construction Overall:

This method of construction has its own benefits… even though we at Sage Crafted Homes have put their own requirements and differentiators in addition to these benefits. Bringing the home construction out of the elements, in a climate-controlled facility just makes sense, for the following reasons:

Climate Controlled

Bringing the process in brought into a facility, your home won’t be exposed to rain, humidity, snow or extreme heat during the construction process. This helps in two different ways: 1) your house won’t be subject to mold, mildew and rot, like traditional construction new homes, and 2) the process and labor force won’t be interrupted while building your home, just because of the weather. In fact, our professional trades people are able to work full days in multiple shifts, however needed to ramp up production with demand. Structurally Stronger

Since your home will be built in sections, or modules, and then installed, stacked together and dried-in onsite within a few days, we need to build the individual modules strong enough to be transported from the factory and crane-lifted into place. This means that when your home is complete, it is much stronger than a traditional house. For example, we build out modules with 2×6″ stud walls, instead of the industry norm of using 2×4″ studs. We also typically have a dedicated floor and ceiling joist system for each module… meaning that your floor systems will be much stronger once stacked together and secured.

Speed of Construction

There are two main benefits for speed with our construction: 1) the climate-controlled facility eliminates weather/climate condition delays, and 2) the overall construction process can be done in tandem. For example, once design and finishes are finalized, production of your home can be initiated in the factory immediately, while the site prep and foundation can be developed in tandem. Also, our trade people are full time and on the production floor each day… so no need to wait for them to “free up.” Inspections are also done in the factory, saving countless days you would typically spend waiting on your city/county inspectors. Considering that timelines are truncated, materials are efficiently sourced/used and trades people’s fees are spread over full time positions (no “trip fees” or special costs), we are able to offer great savings to you compared to the traditional stick-built new home construction method. Also, we pride ourselves on having transparent costs, meaning that our designers help you select finishes and we align each cost on a shared Allocation spreadsheet… so you have realtime access to your overall over/under budget number. No surprises. No more “surprise” bills at the end of your project. 

safer work conditions

With bringing the home building process inside a climate-controlled facility, we are able to protect our professionals and you as the homeowner. Our facilities operate under OSHA standards and guidelines, and we regularly hold all-hands safety training meetings. These guidelines and standards are more difficult to ensure with the traditional stick-built new home process… with subs coming and going, showing up unannounced, not being held to OSHA safety standards, etc. 

Reduction of Waste

Ordering our building supplies in bulk, we are able to request our materials to come in certain sizes or lengths. With whatever material is cut off, we typically find somewhere else to use it. If we cannot use the remaining material, it then enters into our recycling program. For example, above and beyond our typical paper/plastic recycling programs, we recycle our scrap wood to be turned into OSB plywood… and even have a drywall recycling program. No more buried trash piles on your property!
