Our Process
We Will Be With You From Start to Final Walk Through...
We know that building a new home can be a stressful and long process. It might be the largest investment of your lifetime. It will be the place that you spend the great majority of your time for the near or distance future. With any great monetary investment comes great consideration and careful discretion. We know the stress that comes with each decision. Likewise, with any great change to your family living space comes equally great consideration, as this will be the home you live in, entertain in and potentially raise your children. Partner with us, and we’ll go through each phase below together:

1. Locate Building Site
Selecting a location for your new home is an important task. If you need help finding a real estate agent, we can help you. If you already own your lot, great! Whenever you select your building site, we will conduct a feasibility study to ensure that our building process will work for that site. What does that mean? It just means that we need to make sure that your site can hold a good home foundation, and that your home can be delivered and installed in sections (or modules), without obstruction.

2. Lock Down Financing
Financing for a Sage Crafted Home is the same process as a traditional stick-built new home. You are free to shop for your own providers and rates, or we can recommend a few lenders who are familiar with our building process. You typically secure this financing directly with a lender, without us getting in the middle.

3. Design Your Dream Home
This is where the fun begins! As far as floorplans, you can start with one of our designs, you can modify one of our designs or your own, or you can start from scratch with our team of architects and dream big. We will listen to your hopes, wishes, dreams and requirements for your living space, and translate those into realities in your new home.

4. Select Finishes & Permitting
Once the floorplan and exterior look/feel has been established for your new home, our team of designers will help you identify the style/theme for the inside of your home and select each and every finish needed to complete your project. From windows to tile grout, we’ll ensure all materials are ordered and made available as soon as possible to help prevent delays. We will also acquire the correct permitting during this time. Every project is a careful orchestration of all subcontractors and materials!

5. Building Starts & Foundation/site work
One of the awesome benefits of climate-controlled off-site construction happens during this phase. All site work (bringing all utilities from the street to your future home site: water, drainage, electrical, gas, data, etc.) and foundation work will begin on the building site you purchased, while at the same time, the building starts for your home’s individual modules in the factory. This is a huge advantage, which cuts down on your overall project timeline. If all goes as planned, your modules will be complete and be delivered shortly after your site work and foundation work on your lot is complete.

6. Delivery & Install
Once your modules are complete and your building site is ready, your home will be shipped (via professional and insured carriers) from the factory to the building site. At that juncture, a team will erect your new home using a crane, precisely setting each module into place and securing each to the foundation and to other modules. The team will then erect the roof (ensuring water tightness), mesh in interior/exterior finishes between your modules and ensure structural integrity. This step is fun to watch… always a great opportunity to meet your neighbors!

7. Tie-ins & Final Touches
Now that your new home is set and is water tight, our team can now tie-in all in-ground utilities (so that your house can use water, electrical and gas) and install all final touches (such as anything that wasn’t installed in the factory or ultra-custom finishes). The exterior is finalized with the addition of decks, porches, patios, walkways, landscaping, etc. A final punch list will be created and completed in the phase. This is also when we will call for local final inspections and do a deep final cleaning.

8. Final Walk Through & Keys
This is our favorite phase by far. This is when you get to walk through your completed new custom home for the first time. You’ve put a lot of work into designing your dream home, and selecting each and every detail. We will ensure that all finishes and touches are to your standards. Everything is backed by a 10 year structural guarantee, with an additional Home Buyers Warrantee Program. All permits are closed. Then we hand you the keys. Now it’s real. Let it sink in. Celebrate.
